BHUTAN: Phuentsholing, Bhutan’s commercial hub, continues to face a persistent housing crisis that goes beyond high rent. A shortage of available housing—even for those who can afford it—has pushed many Bhutanese, including low-income families and civil servants, to live across the border in Jaigaon, India, despite poorer living conditions. The issue reflects deeper structural challenges, including a housing market focused more on commercial development than residential needs. Although residential construction has increased in recent years, with new permits and government-backed housing projects underway, demand still outpaces supply. Thousands rely on cross-border living, as seen during border closures when families struggled to find temporary accommodation within Phuentsholing. While efforts by agencies like the National Housing Development Corporation and pension funds are helping expand housing availability, the crisis remains far from resolved.
